Maks Fan Coil Tablets are designed to be used along side planned maintenance program as an effective risk management tool  to minimize the risk of airborne bacterial, viral and mold related disease and improve the quality of indoor air for the occupants.

Why Teams Use MAKS Fan Coil Tablets

Here are the core reasons this tablet works so well in commercial HVAC setups.
Each one keeps your fan coil units cleaner, fresher, and easier to maintain.

Effective Disinfection

Fast, reliable, on-going sanitising action that reduces bacteria, fungi, mildew, and biofilm inside fan coil trays, ensuring healthier indoor environment

Corrosion Protection

Reduction of trapped moisture and acidic waste of bacteria as well as the elimination of the use of harsh cleaning chemicals improves corrosion control and increase the longevity of the fan coil units.

Easy Application & Long Term Protection

Compact slow-release tablets placed directly into the unit tray; no extra tools or specialised handling required. Systems continue to get treated between service provider visits, reducing the risk of costly call-outs & downtime

Protecting Public Health

By ensuring clean and well-maintained systems, public health is better protected from airborne diseases.

How MAKS Fan Coil Tablet Works

A slow-dissolving tablet that keeps fan coil units cleaner for longer. It helps control bacteria, reduces odours, and supports steady airflow in busy commercial spaces. Perfect for hotels, offices, and any building that needs reliable HVAC hygiene without extra effort.

MAKS Fan Coil Tablet dissolves slowly inside the unit tray, releasing a broad-spectrum biocide that controls bacteria, mildew, fungi, and biofilm. It keeps the tray clean, prevents blockages, reduces odours, and protects the system through regular operation.

Suitable for fan coil units in hotels, office buildings, apartments, airports, shopping centres, industrial facilities, and commercial refrigeration units.

Care & Handling Guide

Store in a dry place

Moisture can break the tablet down early, so keep it sealed until use.

Use PPE when handling

Gloves and standard safety gear are enough for routine maintenance work.

Follow local HVAC guidelines

Apply the tablet as part of your usual service cycle and stay aligned with building and HVAC regulations.

About Us

At Bimaks, we specialise in helping commercial and industrial buildings keep their HVAC systems cleaner, safer, and easier to maintain. Our work is built on years of hands-on experience in industrial and institutional water treatment, HVAC hygiene, legionella and risk management.

Yeliz Azmak- Stevens is the face of Bimaks NZ Ltd, who  has worked in the water treatment industry for over 25 years in New Zealand and overseas. She is a qualified chemical engineer and she specializes in bacteria, scale and corrosion control in water systems. After running a very successful water treatment division of a multinational corporate here in New Zealand, Yeliz decided to set-up Bimaks NZ Ltd early 2025 to support institutional and industrial sites with their HVAC systems and risk management plans in regards to improved indoor air quality.

At Bimaks NZ , our focus is simple:

  • Build awareness around indoor air quality and potential risks
  • Provide reliable, on-going fan coil hygiene solutions
  • Help HVAC companies maintain cleaner units with less effort
  • Through advanced planned maintenance, reduce costly call-outs and damage to the ceilings and furnishings
  • Offer clear technical guidance and support
  • Keep buildings aligned with HVAC hygiene best practices

We strongly believe treating fan coil condensation trays is essential for reducing risks related to bacteria and corrosion while enhancing system efficiency and protecting public health. Regular maintenance should be prioritized to ensure a safe and efficient operation.

We’re here to support engineers, technicians, and facility managers with products that make routine servicing easier and help reduce the risks associated with poorly maintained fan coil systems.

FAQs

We have never used any treatment tablets in our fan coil units before, why do we need them now?

Based on AS/NZS 3666 and the HVAC Hygiene Best Practice Guideline, which has been modified for New Zealand by IRHACE, condensation pans are identified as areas of risk for biological contamination, including bacterial and fungal (mold) contamination. There has also been a reported outbreak of Legionnaires’ disease in China that was traced back to fan coil units, resulting in infections of L. pneumophila and multocida, with 108 people falling ill.

Maks Fan Coil Tablets are approximately 20 to 40 times stronger than any other tablets on the market, depending on the tablet size used. They are designed for slow release, allowing them to remain effective in the system for a significantly longer period, ranging from 3 to 6 months. In contrast, other tablets dissolve completely within 30 minutes.

Maks Fan Coil Tablets provide continuous protection against bacteria, biofilm, and mold between HVAC service visits. They are an essential component of planned maintenance and risk management activities aimed at maintaining indoor air quality. Unlike other tablets that are used on an ad-hoc basis to unblock a clogged drain, Maks Fan Coil Tablets offer ongoing protection.

Yes. While no product eliminates risk entirely, keeping trays clean and reducing microbial growth helps lower contributing factors linked to Legionella outbreaks.

Yes. The tablet controls the bacteria that cause musty, stagnant smells.

Yes. The tablet is designed for hotels, offices, hospitals, aged-care, retail, and industrial sites. Please contact your Bimaks specialist for placement instructions and dosing rates.

Most units  require one. Larger and heavily used units may require more. Please contact your Bimaks specialist for correct dose rates.

Yes. Less slime and residue means faster servicing and fewer condensate drain blockages.

No. Cost of treatment could be as low as $1 per month per unit. The aim is to keep the systems clean and free of biological contamination which in return will minimize the number of call-outs and damage to ceilings and furnishings due to blocked drains.
